Rate Lock Guarantee

Once TheBestRefi locks the interest rate that you and TheBestRefi mutually agree to in writing, we will gladly revise the locked rate lower, if during your loan process, and prior to your final loan signing date, interest rates move below your locked rate. Rate Lock Guarantee will become void if any requested documentation is delayed beyond 72 hours/3 days from the requested date.

Fast Credit Re-Score

TheBestRefi's Fast Score is a credit report update and rescoring service that is completed in cooperation with credco and credit agencies, such as Experian, TransUnion, and Equifax. This is a complimentary service for clients with approved and active loans in process with TheBestRefi. Necessary documents to update incorrect credit reporting is mandatory and dictated and subject to approval by credit reporting agencies. It is solely up to TheBestRefi to determine whether or not a credit re-scoring is necessary, based on underwriting requirements of any given loan.

Client For Life Benefits

Once a client of TheBestRefi, In case your needs change, as a repeat client of TheBestRefi, all of your future refinances will be free of all lender fees.

Zero Appraisal Risk

TheBestRefi, LLC eliminates appraisal fee risk to Veterans and FHA clients, by attempting to fund VA/FHA refinance loans as a VA or FHA streamlines, in case if the final property value for a VA or FHA Cash out loan is finalized lower by an appraiser than initially anticipated by the borrower and TheBestRfi, LLC. Furthermore, If for any reason, TheBestRefi cannot successfully obtain a final loan approval or fund your loan, TheBestRefi, LLC will refund your appraisal fee in full.

Loan Completion Estimates and First Payment Due Dates

All estimated loan completion/funding time estimates may vary or change without notice, and it may result in you having to skip “One Monthly Payment” instead of “Two Monthly Payments”, as indicated on this website. Completion of your loan process may be influenced (improve or delay) by a combination of factors, such as:

Requested Refinance Documentation

TheBestRefi will only request documents that are required as part of your DU, FHA, VA or Freddie Mac loan approvals. All requested documents are transmitted to underwriters electronically through secured digital uploads via secured connectiosn for your identity protection.

Accuracy of Applicant Information

All employment, income, and required documentations are verified by underwriting and processing staff, unless the loan type (such as a FHA Streamline Refinance or a VA no cash out refinance), does not require employment and/or income information.

Rate Lock Policy and Duration

The duration of interest rate locks are based on our assessment of the loan funding turnaround time, which could be anywhere from 15 days and up to 30 days. Once we lock your interest rate, time is of the essence and you understand that your rate lock may be jeopardized in case required documents, disclosures, or response are delayed. Shorter rate lock periods of our loans have a direct impact on us providing you the most competitive rates.

Rate locks are only in effect upon a written rate lock agreement, signed by the client and TheBestRefi in advance. Verbal and email requests by the client would no be sufficient for a valid rate lock.

Call Recordings

All incoming or outgoing calls to TheBestRefi may be recorded or monitored for customer service, training, and/or compliance.

No Origination Fee Disclosure

TheBestRefi, LLC does not charge any origination fees or discount points unless these events occur:

Rate Lock Policy

TheBestRefi only locks loans in the event that all required documentations have been received and reviewed for accuracy. All Rate Lock confirmations MUST be in writing between you and TheBestRefi and will clearly mark the locked rate, lock duration, and expiration. TheBestRefi may choose to lock rates for 15 days and up to 30 days, depending on the complexity of the loan.

Use of Electronic Signature Platforms

Certain disclosures, as required by law, must have original “wet” signatures only. General disclosures, as permitted by law, may contain electronic signatures, as offered by third party vendors such as, Docusign. You may request to sign your disclosures without the use of electronic signatures.
